We use an Infrared Camera and Air Current Tester (smoke puffer) to determine air leakage points and deficiencies in the building envelope.

Pre-drywall blower door air tightness test

We have competitive rates – $250 to $450 depending on the size of the home.

Make sure your Home will meet the Air Tightness standards (3.5 ACH (air changes per hour)) for the New Vancouver Building By-Law.

What is a Blower door air tightness test ?

We set up a big fan in one of the exterior doors, and seal the door so its air tight.   We then depressurize the home (suck all the air out of the home).   This causes negative pressure – When the air leaves the home, air from outside finds its way into the home, through all the natural air leakage points (around windows, doors, fireplaces, attic hatches, wiring, light switches and receptacles).
We then can walk around the home and identify all the air leakage points in the home.   After the test is done, we will now your ACH (air changes per hour).

What is a Pre-drywall Blower door air tightness test?

Similar to the final blower door air tightness test, we either pressurize or depressurize the home (blow air into or out of  the home).  This test is typically done when all of the windows and doors are installed and the insulation has been installed.  (if a window or door is missing we can seal up the opening before the test)  We then go around every square inch of the building with a very sensitive Infrared Camera and or air current tester (smoke puffer) to identify all the air leakage spots, and deficiencies with the envelope, including windows, insulation, and air barrier.   This test is very important, as once the drywall is installed, problem areas are very hard to fix.  We will also be able to get a preliminary ACH number as part of the pre-drywall blower door air tightness test.  Thus we get a good idea if your project is on track to reach your air tightness target.

Understanding your air leakage results:

  • Average new construction  –  5.5 ACH.
  • Vancouver Building Bylaw – 3.5 ACH.
  • ENERGY STAR® for New Homes – 2.5 ACH.
  • R-2000 – 1.5 ACH.
  • Passive house  – 0.6 ACH
