Updates on Step 5 + CHBA Net Zero Home – Comox


Back in May of 2024, we featured this project at the building permit phase, highlighting its unique opaque assemblies and features. We would like to give you an update on this exciting project located on Vancouver Island in the Beautiful Comox Valley.
Both the main house and a coach house have passed the mid-construction blower door tests with flying colours, achieving 0.54 ACH (0.31 NLA) & 1.15 ACH (0.37 NLA), respectively. Both buildings are now well on track achieving the proposed Step Code 5 compliance & CHBA Net Zero certification!
Innovative Design and Construction
The design of these BC Energy Step Code 5 and Net Zero buildings by Humenny Design, is both aesthetically pleasing and functional. Not only does the construction approach utilize SIPs (structural insulated panels) with a glulam timber frame, it boasts a complete sealed SIP envelope by using SIP floors over the garage and workshop. A robust envelope is formed with the inner layer of OSB taped at every joint being the primary air barrier. The caulked framing and splines act as a secondary air control layer. Through Integrated Design (IDP), careful planning of air barrier locations provided solutions to air sealing around tricky locations, such as dropdowns from the entries of both buildings.
Our client Kelvin Humenny has been very hands-on throughout the whole project. With a very personal touch & smooth process so far … we cannot wait to visit the finished home for the final blower door test in the near future!

- Above-grade wall: 6″ R-22 SIP + 2×4 @ 16″ o/c R-14 Batt
- Flat roof: 10.25″ SIP + 2×6 @ 16″ o/c R-20 Batt
- Windows: triple-glazed, USI 0.92-1.20 & SHGC 0.16-0.2
- Space & water heating system: Air source heat pump & Integrated heat pump hot water tank
- Latest air tightness: 0.54 ACH @ 50 Pa & 0.31 NLA
- Solar generation per unit: 13,602 kWh/year, PV array size 61m2
