FEATURE PROJECT

Step 5 Home – Comox Valley

We are excited to showcase this BC Energy Step Code 5 single-family home located in Comox, on beautiful Vancouver Island.  The home was built and developed by Thyssen de Goede Developments.

Imagine high performance, comfort and simplicity in this rare boutique community of just 13 bare-land strata homes.  The development is quietly tucked into a sought-after Comox cul-de-sac. Offering a choice of thoughtfully designed single-level ranchers or well-planned two-storey homes. The homes feature bright, functional layouts, cozy gas fireplaces, and low-maintenance outdoor spaces—ideal for a relaxed, worry-free lifestyle.

Our team had the pleasure of working on this project from start to finish.  We worked closely with Thyssen de Goede Developments in the early design phase to optimize the build to achieve the goal of Step 5.   The home turned out amazing and achieved a very impressive final score of 0.76 ACH (air changes per hour).

 

    Energy Efficiency Highlights:

  • Foundation walls: Effective R-22 ICF Foundation
  • AG Walls: Effective R-19
  • Roof: Effective R-60
  • Fenestrations: windows USI 1.14-1.25, doors under USI 1.22
  • Heating: Cold-climate air source heat pump, with back-up natural gas condensing furnace
  • Domestic hot water: Natural gas, on-demand water heater, 0.98 EF
  • Air tightness: 0.76 ACH @ 50 Pa

Zoning Bylaws for Small-Scale MURBs

On April 13, in a 4-3 split vote, District of North Vancouver council has rejected a call to change its land-use bylaws to accommodate new provincial rules about small-scale multi-unit housing. This came just after a similar decision from West Vancouver council on April 4.

Stage 2 Water Restrictions in Effect

As of May 1, Stage 2 water restrictions are in effect for the Metro Vancouver region, which means all residential and non-residential lawn watering is banned.

DEFINITION OF THE MONTH

Step Code Series: MEUI

The MEUI (Mechanical Energy Use Intensity) measures the annual energy consumed by a building’s mechanical systems (HVAC & domestic hot water), divided by its conditioned floor area, expressed in kWh/m2*year.

It is one of the key performance metrics in the BC Energy Step Code. Please click HERE to find out how we can help you with higher step code projects!

Please remember to book your mid construction and final blower door tests at least two weeks in advance!
Friendly reminder to anyone needing to book their blower door tests. Please give us a call or email us at manager@capitalhomeenergy.com two weeks in advance to ensure we can have you on the schedule. This will ensure a quicker turnaround time for your reports!We recommend contacting us for your mid-construction test just before the insulation starts.
