Kitsilano Net Zero Duplex

For this month, we are very pleased to showcase this amazing Kitsilano Net Zero Duplex home. Designed by Hodgson Design Associates, and Sean Best Architecture + Design Inc.. Built by Eyco Building Group, a long standing premium Vancouver Custom Home Builder.
Originally conceptualized to meet the City of Vancouver’s strict requirements, this duplex project was strategically upgraded to a CHBA Net Zero Permit to unlock significant zoning advantages. By committing to Net Zero standards, the design successfully increased the Floor Space Ratio (FSR) from 0.70 to 1.19 and secured an additional 2’-0” height allowance—a crucial intervention that maximized the livable footprint and delivered superior interior headroom at the spring height.
While the Net Zero transition carries a 5% to 10% premium in upfront capital costs, the investment yields a high-performance building that insulates homeowners from rising energy prices. Ultimately, this strategic pivot transforms tight duplex constraints into a spacious, premium development that pairs ultra-low operating costs with exceptional occupant comfort.


Capital Home Energy was pleased to work on this project from pre-permit energy design to the final blower door testing for VBBL, EnerGuide, and Net Zero.

Step Code Series: TEDI
The TEDI (Thermal Energy Demand Intensity) is a metric used in building energy codes to measure how much annual heating output a building requires to maintain comfortable indoor temperatures. It is calculated as the energy needed (typically in kWh) divided by the conditioned floor area (m²) per year.
It focuses exclusively on the efficiency of the building envelope (the walls, roof, windows, and foundation) and the ventilation system, rather than the efficiency of the mechanical heating equipment itself.

Friendly reminder to anyone needing to book their blower door tests. Please give us a call or email us at manager@capitalhomeenergy.com two weeks in advance to ensure we can have you on the schedule. This will ensure a quicker turnaround time for your reports!
We recommend contacting us for your mid-construction test just before the insulation starts.
