Echo Beach Sunshine Coast

We couldn’t resist and had to showcase this beautiful luxury home that we’re working on in the Sunshine Coast, designed by Openspace Architecture.

Other members of the team include:

Landscape Architect: Paul Sangha Creative
Structural Engineer: Aspect Structural Engineers
General Contractor & Builder: West Coast Turn Key

The Integrated design process (IDP) is integral to the construction process, especially when it comes to meeting the BC Energy Step Code. IDP helps to keep the project on schedule, avoid unintended consequences, and more importantly, stay on budget.  At the end of the day, especially for complex projects like this one, we want to build durable, comfortable, healthy homes that are energy efficient.

Stay tuned…. We’ll report back on this project at Mid Construction.

Energy Audits May Become Part of Home Sales

The Globe and Mail reports that energy-efficient ratings may be required on real estate listings to incentivize the push towards greener homes.

Federal officials are looking to mandate point-of-sale labelling to improve energy efficiency of homes across Canada and determine the disclosure on property values. Requiring an EnerGuide rating would inform the buyer of future energy bills, and provide a list of upgrades that would reduce the energy use of the home.

British Columbia is leading the energy-auditing industry in Canada with multiple home labelling systems in place already. As energy requirements for new homes become more strict and rebate programs become more available, many builders and homeowners have made efforts to design or renovate a home that is more energy efficient with home rebates and sale value in mind.

Breaking Down the Cost of a Metro Vancouver Production Home

The Homebuilders Association Vancouver (HAVAN) released their quarterly report, What Goes Into the Cost of a Production Home in Metro Vancouver, based on point-in-time data from single family home builders as of December 31, 2021.

The average selling price of a single family home is $1,750,000 and include a collection of costs. The breakdown of associated costs shows the land cost being the highest at 38.1%, followed by home construction cost (29.7%), and municipal fees and taxes (10.9%). Builder’s profit, lot servicing costs, business operations, financing costs, and consultant fees account for the last 21.3%.
