TM Builders – Custom Home Builder in Sea to Sky, BC
|
|
This month we’re excited to showcase TM Builders from Pemberton BC.
TM Builders are at the forefront embracing construction innovation in the Sea to Sky Corridor. They work in multiple sectors, specializing in high-performance energy efficient custom homes and commercial construction. This wide range of experience allows TM to value engineer each project to deliver the best results for their clients’ specific goals and budget.
TM uses the IDP (Integrated design process) to find cost effective ways to achieve high Step code targets (Step 4 and 5) through energy modelling and budget analysis on various house components (insulation, glazing, mechanical, air tightness).
Some key areas of success are:
- Very low air tightness scores (below 1 ACH)
- High performance triple glazed windows
- Increased R value systems for roofs, walls, foundations (ICF, exterior insulation, spray foam)
- Heat pumps for heating and cooling
- Durable construction techniques
- Indoor air quality through high end ventilation (HRV)
- Attention to detail throughout the build
We have enjoyed working with TM Builders for over 10 years, and it’s been great to see them pushing the “envelope” when it comes to high performance construction.

Prescriptive vs. Performance Path
Prescriptive path must meet specific requirements for insulation, windows, furnaces, water heaters, lighting and other equipment and systems. It focuses on individual elements, rather than ensuring the building functions well as a system.
Performance path is an option to look at the house as a system, to comply with the energy-efficiency requirements of the BC Building Code. The BC Energy Step Code offers a specific form of this approach. This pathway involves energy modelling and on site air tightness testing.
