Custom Home in North Vancouver – Hasler Homes Ltd.

We are back to featuring High Performance homes again, and for this month’s newsletter, we couldn’t resist and had to showcase this beautiful custom home by Hasler Homes in North Vancouver.
Hasler Homes is a Premier North Shore based construction company, working throughout the lower mainland.  They are focused on high performance custom homes and renovations.

This house achieved BUILT GREEN® Platinum which is the top tier for Built Green Canada, in the their residential home category.

The house was Hasler Homes first Holmes Approved Homes completed project.

“A HOLMES Approved Home undergoes a series of home inspections including onsite field reviews by approved Mike Holmes Inspectors, which serves as a thorough, transparent record of the quality and value that exists behind the walls.
The Mike Holmes inspections team provides unbiased, third-party inspections at critical stages of construction. Every home is inspected a minimum of three times through various stages of construction.” (source; holmesapprovedhomes.com)

Finally, this high-performance home achieved Step 4 of the BC Energy Step Code.

Highlights of the home include:
Foundation slab:  6” R-24 EPS rigid under slab insulation
Foundation walls: ICF effective R-22
Above grade walls: 2” R-8 mineral wool + 2×6 R-24 Batt effective R-30
Ceilings: R-60 attic, R-28 Vaulted/flat
Windows: high performance Euroline USI 1.25-1.36
Air and Vapour barrier: SIGA exterior Majvest + interior Majpell 5 air/vapour control.
Air tightness: 1.4 ACH (air changes per hour)
Heating system: 95% High efficiency condensing Boiler for radiant heat and domestic hot water

The City of Victoria will require all new construction to be zero carbon by 2025 in its goal to achieve an 80% reduction in community greenhouse gas emissions by 2050.

The CMHC report stated that B.C. would require 570,000 new homes on top of what is normally built (23,766 units/year) to achieve housing affordability by 2030. There are many challenges associated with increasing building rate including government policies, labor, and development costs.

The City of Vancouver has partnered with FortisBC to offer airtightness training at a discounted price in a Punjabi/English dual language format.

At the workshop, you will:
1. Learn what an air barrier is and how to define it in your project
2. The opportunity to make air barriers and experiment with different air sealing materials

This course provides and overview of building science issues and sound business practices. This course is a pre-requisite to become a certified Net Zero, R-2000 or ENERGY STAR builder, and is suggested for participating in the EnerGuide for New Homes and Built Green programs.

DEFINITION OF THE MONTH

Stack Effect
The stack effect is caused by the difference in density between warm and cold air. As air is heated, it rises, thus increasing pressures at the top of a building relative to pressures in the lower portion of the building. These pressure differences result in air leakage throughout the building (heat loss through air leakage in the upper levels and cold air infiltration at the lower levels of the building).

Please remember to book your mid construction and final tests at least two weeks in advance!

Friendly reminder to all builders needing to book their mid construction and final blower door tests. Please give us a call two weeks in advance to ensure we can have you on the schedule and to ensure a quicker turnaround time for your reports! We recommend contacting us for your mid construction test when insulation has started.
