Net Zero Duplex in Vancouver, BC – Lanefab Design / Build

We are excited to be working with one of Vancouver’s premier High Performance design/build construction companies Lanefab. This duplex will be CHBA Net Zero home labeled. That means the house will produce as much on-site renewal energy as it consumes on an annual basis.

Lanefab is an integrated design/build company that crafts custom homes and infill mini-homes (or “laneway houses”) with design quality & energy efficiency as core values.

Their projects are all unique; they are each built for a specific site and client and are consistently rated among Canada’s most energy efficient.

The home is utilizing the City of Vancouver’s Green Buildings policy for rezoning which allows for a floor area exclusion for Zero Emissions buildings (CHBA Net Zero, Passive House, Near Zero Emissions buildings), of 18% of the gross (or built) floor area in a two-family dwelling, or 16% in a one-family home.  This also allows for each side of the duplex to have secondary suites (4 units total).

Highlights of the home include:
Foundation slab:  9” R-36 EPS rigid under slab insulation
Foundation walls: effective R-24
Above grade walls: 2×6 + 2×4 R-31 batt – effective R-30
Ceilings: effective R-30
Windows: high performance triple glazed USI 0.90
Air barrier: Exterior taped sheathing
Air tightness: 1 ACH or lower (air changes per hour)
Heating system: Ductless mini-split air source heat pump and electric baseboards
Domestic hot water: Sanden Heat pump hot water tank

Net Zero Enrollment

For Net Zero home enrollments, a CHBA membership must be in place before approving the net zero application. Membership is applied for at the local level, and the application page can be found here.

2022 BC Building Code Update

British Columbia has released proposed revisions to the BC Building Code 2018 (BCBC 2018). Some changes include minimum energy efficiency requirements for most Part 9 and Part 3 buildings and an opt-in carbon pollution standard.

DEFINITION OF THE MONTH

Window Energy Rating (ER)
A value demonstrating the balance between U-factor, Solar Heat Gain Coefficient (SHGC) and air leakage. The higher the number, the more efficient the product. (This value applies to windows and doors only.)

Please remember to book your mid construction and final tests at least two weeks in advance!

Friendly reminder to all builders needing to book their mid construction and final blower door tests. Please give us a call two weeks in advance to ensure we can have you on the schedule and to ensure a quicker turnaround time for your reports! We recommend contacting us for your mid construction test when insulation has started.
