Foxridge – First CHBA Net Zero Home



Foxridge Homes is a premier developer in British Columbia, building homes throughout the Lower Mainland. They currently have developments located in Langley, Surrey, and Coquitlam, and are building to various Step Code standards in those areas.

This CHBA Net Zero home is located in Langley’s Willoughby neighbourhood at the Westbrooke community. It will be the First Net Zero home in the area, and the premier Net Zero home for Foxridge.
One of the project’s goals was to go beyond the building code and the BC Provincial targets of Step 5 of the BC Energy Step Code and Net Zero Ready by 2032. Foxridge also wanted to build a high-performance home using conventional building standards and techniques. Two big challenges to overcome were, the economic viability for the company and, more importantly, for the homebuyers.

So, how did we get here? Foxridge partnered up with Capital Home Energy in the Spring of 2021 and began the Integrated Design Process (IDP). After multiple design iterations, the final specifications were ready, and construction commenced midway through 2022.

Currently, the project is a mid construction phase (pre-drywall), and we just finished the blower door air tightness test. The result of the mid construction test came in at 0.79 ACH (Air Changes per Hour). That is well below the project target of 1 ACH (requirement for Step 5 for air tightness).

At face value, the home looks very similar to others in the neighbourhood. But once we look “between the walls”, the home tells a different story…

Attributes of this CHBA Net Zero home:

  • Under slab: R-12 EPS rigid foam
  • Below grade wall: 2” continuous rigid Foam + 2×6 R-24 batt
  • Above grade wall: 2×6 @ 24” o/c R-24 Batt
  • Attic: R-60 blown-in cellulose
  • Windows: Low U-value, Triple glazed
  • Heating: Natural gas/electric hybrid – Hydronic fan coil with cold climate air source heat pump
  • Domestic hot water: Natural gas condensing tankless
  • Ventilation: Heat Recovery Ventilator (HRV) 70% SRE
  • Renewable: 15,268 kWh per year solar PV system
  • Air and vapour control: Sealed exterior house wrap + interior poly air/vapour barrier
  • BC Energy Step Code 5 compliance

DEFINITION OF THE MONTH

Renovation Energy Upgrade Proposal (REUP)

City of Vancouver specific term.
The REUP checklist is to collect and summarize the energy upgrade information for a renovation project. The form must be filled out by an Energy Advisor, unless otherwise permitted by City staff. It applies to:
– 1&2 Family Dwellings
– Infill or Coach House
– Ground-access townhouse or multi-plex (duplex, triplex, etc.) units

The form is required to verify renovation energy upgrades are compliant with the Vancouver Building Bylaw. It is to be completed digitally, signed and submitted as part of the permit application. 

Please remember to book your mid construction and final blower door tests at least two weeks in advance!

Friendly reminder to anyone needing to book their mid-construction and final blower door tests. Please give us a call two weeks in advance to ensure we can have you on the schedule. This will ensure a quicker turnaround time for your reports! We recommend contacting us for your mid-construction test when insulation has started.
