Our featured home is this beautiful Passive House in Comox BC, located on Vancouver Island. The home was designed by Mark Ashby at Fold Architecture, and constructed by Griffith Homes.
The Passive House building standard is established by meeting rigorous energy performance metrics. If we were to compare this home to the BC Energy Step Code, the home would easily reach Step 5.
Passive House air tightness testing uses a slightly different methodology for testing protocols, compared to the ERS (EnerGuide Rating System). With the Passive House Standard (EN13829), we preform two tests, a depressurization test and a pressurization test, then take the average of both scores. The HRV supply and exhaust vents are also sealed for the test. With the ERS standard (CGSB), we test the house as operated, meaning no sealing of any ductwork or penetrations during the final testing, and only a depressurization test is performed.
This home tested extremely well at 0.21 ACH @ 50Pa ( ACH = air changes per hour). The Griffith homes crew did an amazing job with this custom home!

New Home Incentives: Supporting Builders and Homeowners to get back on track!
In light of the recent economic impact taking place due to the COVID-19 pandemic, FortisBC recognizes that some builders/homeowners may be facing some difficult financial challenges during this time. At the same time, builders and homeowners are looking to find new ways to lower operating costs while meeting their energy and environmental goals.
FortisBC’s New Home Program will undergo a variety of updates, and the temporary increase will be available to projects submitted between August 17, 2020, and December 31, 2021. These changes will continue to enable energy-efficiency to remain top of mind, and homes can be built with resiliency from day one.

Fan Depressurization
A process by which a large fan exhausts air from a building and creates a pressure difference across the building envelope. An analysis of the flow rate through the fan at different pressure points provides a measurement of air tightness.
