Modern Home on Bowen Island
|
|
|
For this month’s featured project, we wanted to showcase this beautiful modern home in Bowen Island built by Mil Con Custom Homes Ltd and designed by Amy Adams.
This picturesque home achieved final building code compliance of Step Code 4 ….Congratulations Mil Con Custom Homes!
The house is a great example of how to meet the higher levels of the Step Code with a simple design, and low air tightness score, without blowing the budget.
By keeping the design simple, this helps reduce thermal bridging with minimal corners, and reduced wall surface area, which results in less heatloss through the home.
The simple design is also advantageous to air barrier continuity, and application. The home used an exterior permeable self-adhesive peel and stick membrane for the exterior air barrier, and also installed an interior poly air/vapour barrier.
The final air tightness score was 0.94 ACH (air changes per hour).
Other house characteristics include:
- Heating/Cooling – Daikin ductless mini-split air source heat pump
- Domestic Hot Water – Navien condensing tankless 96% efficient
- Ventilation – Venmar HRV 75% Sensible Recovery Efficiency
- Windows – Westech high performance double glazed lowE Argon gas USI 1.42 windows
- Walls – 2×6 R-22 Batt
