Vancouver CHBA Net Zero Home
Averra Developments

Averra has been building quality Vancouver Custom homes and duplexes in Vancouver for over 15 years. During this time the team at has enjoyed building relationships with homeowners and service providers who have all become a key part of its success. With sustainability as a guiding principle, Averra moved to implement the City of Vancouver’s Green Buildings and joined the CHBA Certified Net Zero labeling program for single family and duplex construction. Having successfully completed this featured Net Zero Labeled home, Averra has earned the designation of “Qualified Net Zero Builder” and is continuing to grow in this direction with 4 more Vancouver Net Zero duplexes currently under construction and a 3,500ftNet Zero single family about to get underway.

Highlights of the featured home include:
Solar: 29 x 390 Watt Individually monitored Solar Panels located on main house and garage roofs
Foundation slab:  R-30 EPS rigid under slab insulation
Foundation walls: effective R-22
Above grade walls: 2×8 @ 24”o/c batt insulation, vapour barrier paint (no poly) + 2” Roxul Comfort board exterior insulation, effective R-30
Ceilings: 2lb Sprayfoam + 2” XPS roof insulation, effective R-32
Air barrier: Exterior taped sheathing, house wrap, and applied waterborne acrylic
Air tightness: .94 ACH (air changes per hour)
Mechanical: All electric home, Enertech Air-to-water heat pump to provide zoned radiant in floor heating and air-to- water cooling distributed by an air handler.
Domestic hot water: Rheem Proterra Integrated heat pump water heater

Net Zero Home Labelling Program

The following CHAB Net Zero program update will come into effect January 1, 2023. As described below, the requirements are optional for a specified period of time until they become mandatory.

Indoor Air Quality (IAQ) Checklist

  • January 1, 2023 – December 31, 2023 completion of the IAQ Checklist is optional.
  • January 1, 2024 completion of the IAQ Checklist will be mandatory.
    • 7 mandatory requirements must be met, and 5 out of these are already an existing requirements
    • 6 points out of 25.5 points must be met from the optional requirements

INDUSTRY NEWS

BCBC Public Review Closed

British Columbia has released proposed revisions to the BC Building Code 2018 (BCBC 2018). Some changes include minimum energy efficiency requirements for most Part 9 and Part 3 buildings and an opt-in carbon pollution standard.

The public review was due November 4th, and public review is now closed. Please stay tuned for more updates in the coming months.

HAVAN’s Coats for Kids

Capital Home Energy is a drop off location for this years 27th annual Coats for Kids Campaign, running from Monday, November 7th to Thursday, December 8th in support of the Lower Mainland and Surrey Christmas Bureaus, two groups whose many initiatives help to provide a warmer winter and brighter holiday season for families in need..

We are looking for donations of gently used clothing (must be washed and bagged). New toys are also appreciated. Please note, all clothing donations to be collected in bags. No loose items to be accepted.

There is less than 10 days now! Drop off at our office #102-2000 W 12th Ave, Vancouver BC V6J 2G2, between Monday-Friday from 9-5pm.

This course provides and overview of building science issues and sound business practices. This course is a pre-requisite to become a certified Net Zero, R-2000 or ENERGY STAR builder, and is suggested for participating in the EnerGuide for New Homes and Built Green programs.

DEFINITION OF THE MONTH

Cold Climate Heat Pump
Air source heat pump is a perfect heating system option for mild climate regions of British Columbia, such as Lower Mainland and Vancouver Island. For colder regions in the interior & North BC, cold climate heat pumps are recommended, as they suffer less performance degradation at lower temperatures than typical heat pumps. To be classified as a cold climate heat pump under the federal Canada Greener Homes Grant, heat pumps must have a coefficient of performance (COP) of 1.8 or higher at -15 degrees Celsius. This means, the heat pump must maintain an efficiency of at least 180% at -15 degrees Celsius.

Please remember to book your mid construction and final blower door tests at least two weeks in advance!

Friendly reminder to all builders needing to book their mid construction and final blower door tests. Please give us a call two weeks in advance to ensure we can have you on the schedule and to ensure a quicker turnaround time for your reports! We recommend contacting us for your mid construction test when insulation has started.
