FEATURED PROJECT

Gambier Island Net Zero

We’re very excited to showcase this beautiful Net Zero home from our long-time client Blue Water Concepts.  This project is on Gambier Island, BC, which is a small rustic boat access only Island, close to Gibsons on the Sunshine Coast.  We have a strong presence in the area, and it was fairly easy for our team to access the site.  Although, what makes this build even more impressive, is the challenges that were overcome due to remote access construction.

Blue Water Concepts is a full-service design build company in Squamish, BC.  We’ve had the pleasure of working with Blue Water for many years, and they specialize in high performance, quality-built homes.

This project incorporated a unique Solar PV technology from Roofit Solar, which incorporates a fully integrated solar roof design.  The system was installed by Shift Energy Group

Here are some highlights and house characteristics:

Target: Step Code 5 / CHBA Net Zero / EL-4 Zero Carbon Step Code

Walls: 2″ R-8 Exterior MW Batt + 2×6 R-24 Batt + 2×4 R-14 service cavity wall –  Effective R-36.58

Exposed floor (above pilings): Super insulated R-40

Ceilings:  Effective R-47.5

Windows: Triple glazed, with USI 0.92 to 1.14

Heating system: Cold climate air source heat pump forced air

Domestic hot water: Electric integrated heat pump hot water tank

Ventilation: HRV 76% SRE

Air barrier: Siga Majvest 200 exterior membrane + Siga Majrex 200 interior ceiling membrane

Air tightness: Passed Step 5 with 0.4 NLR (normalized leakage rate)*

*It is challenging for small homes to achieve ACH (air changes per hour) targets, thus, NLA or NLR are arguably a much easier metric to measure air tightness for small homes.  Click HERE to read more.

Natural Gas Use for Heating
City of Vancouver Council Motion Update

On July 23rd, City staff received direction from Council to allow natural gas for heating and hot water for new construction.

Until further notice, previously approved policies, regulations, and processes (including active and upcoming permit applications & energy checklists) are unaffected and continue to apply.

This is a huge decision, but unfortunately this is all we know at this time.  Stay tuned for more information to come.

FortisBC Dual Fuel Heating System Rebate

FortisBC is offering rebates up to $10,000 for eligible customers who replace their home’s older gas heating system to offset the cost of installing a new electric heat pump with a new high-efficiency gas furnace.

BC Hydro Solar Panel & Battery Storage Rebates

As of July 23, 2024, BC hydro is offering rebates up to $5,000 on eligible grid-connected solar panels and up to an additional $5,000 for battery storage systems to qualifying residential customers. You can install solar panels or a battery storage system, or both to maximize the value of your project and your rebate.

Rebates for self-generation are one of the ways BC Hydro is helping meet the province’s growing need for renewable electricity and providing you options for managing your energy use.

DEFINITION OF THE MONTH

AHRI #

A unique ID for heat pump and furnace components that were tested as one matched system. The Air Conditioning, Heating, and Refrigeration Institute (AHRI) Certification Program conducts third party testing to confirm performance ratings of heat pumps, and other mechanical systems.

The AHRI number is often used to ensure heat pump systems meets the requirements of  rebate programs and home labeling programs like EnerGuide and CHBA Net Zero This number will confirm and validate that you have purchased a matched system, that is energy efficient.  Be sure to have your contractor include the AHRI reference number for your heat pump system, including the outdoor unit, indoor unit, and air handler/furnace, before you purchase the system.

Please remember to book your mid construction and final blower door tests at least two weeks in advance!
Friendly reminder to anyone needing to book their blower door tests. Please give us a call or email us at manager@capitalhomeenergy.com two weeks in advance to ensure we can have you on the schedule. This will ensure a quicker turnaround time for your reports!

We recommend contacting us for your mid-construction test when insulation has started.
