2023 – The year in review – Luke Dolan

At the end of another successful year for Capital Home Energy, I would like to thank our clients for their support and continued business.

2023 was a monumental year for our company. With the help of our dedicated team, we took a huge leap forward and achieved a career goal of mine in the Energy Advising industry. Capital Home Energy became a Licensed Service Organization through NRCan (Natural Resources Canada).

Most people outside of our industry think “so what?”, but for an Energy Advising company, it is a big deal…we no longer need to submit EnerGuide files through a third party. We now have direct contact with NRCan to better serve our home owners with rebate challenges or technical glitches. This will mean faster reports, and quicker response time to technical questions and problems. Our clients will directly benefit with an overall improved service experience.

This past year was also another year of firsts for CHBA Net Zero projects we worked on:

It was also fantastic to see the improvement across the board with the builder community we work with.
Each month we showcase the top 4 ACH (air changes per hour) of the month, and each month we saw air tightness results consistently below 1 ACH. This is a testament to how well the builders we work with are performing with regards to air barrier solutions and airtight construction.

2023 was the year for massive change in the Building Code for energy efficiency, across British Columbia. On May 1st the Province once again threw a curve ball to the industry and introduced the Zero Carbon Step Code.

With these big changes, it is extremely challenging for the construction industry to keep up. However, I find it amazing to see how professional and resilient the builders we work with are, when adapting to these fast-moving changes.

Since 2014, we have seen more changes to the building code with regards to energy efficiency, than in the past 50 years.

Is the industry ready for these changes so quickly with very little warning? Are homeowners ready to tackle the increase in utility fees as we move to phase out fossil fuels to heat our homes?  Can municipal staff keep up with the rapid changes ?  Can we avoid unintended consequences when moving so quickly ?

We’ll see how the challenges play out in 2024. I know our team is ready to assist our clients in navigating these changes to the Building Code.

At the end of the day I am very optimistic.  The changes may be happening fast, but we’re seeing a new level of High Performance homes, that should last generations.

Changes to BC Building Code

The Province has adopted changes to the BC Building Code (BCBC 2024), with most code changes coming into effect on March 2024.

CHBA BC has drafted a summary of the changes to new residential buildings, which you can read here.

BC’s Roadmap for Adding 250,000 Homes

In the fall legislative session, the BC Government released a “road map” to delivering 250,000 more homes in the next ten years.

Expanding Mass Timber Structure Use

The British Columbia Ministry of Housing is aiming to expand the use of mass timber in construction.

These proposed updates to the building code are expected to permit the construction of taller buildings, including residential and office buildings, up to 18 storeys, surpassing the current limit of 12 storeys. The changes would also facilitate the use of mass timber in various building types such as schools, shopping centres, and housing.

This course provides an overview of building science issues and sound business practices. This course is a pre-requisite to become a certified Net Zero, R-2000 or ENERGY STAR builder, and is suggested for participating in the EnerGuide for New Homes and Built Green programs.

The CHBA Net Zero Training courses are only available through CHBA Qualified Net Zero Service Organizations, and delivered by CHBA Qualified Net Zero Trainers. This course is a requirement for builders/energy advisors participating in the CHBA Net Zero Home Labelling program, and covers advancements in technology and innovations in the housing industry.

Book your blower door tests – two weeks notice!
Friendly reminder to anyone needing to book their mid-construction and final blower door tests. Please give us a call or email us at manager@capitalhomeenergy.com two weeks in advance to ensure we can have you on the schedule. This will ensure a quicker turnaround time for your reports! We recommend contacting us for your mid-construction test when insulation has started.
